Hello,
We are moving to Tampa. My husband working at USF. We have a 3 years daughter. Lutz looks like great schools. New Tampa is close to USF and also good schools. Anyone have communities or subdivisions to recommend? Anyone have an idea about the commute? Any advice would be great!

Both are very nice, but also different.

New Tampa: Numerous subdivisions down Cross Creek Blvd. Hunters Green, Arbor Green, Heritage Isle, Cory Lake, Pebble Creek. These are very different in regards to HOA and CDD. Tampa Palms is nice. Up Bruce B Downs a short distance is Live Oak. Another one to look at over there is the Grand Hampton - Huge Community Pool and lap pool!
33647 Zip Code gets you all of these areas!

Lutz is actually quite long from North to South. Some great areas north of Livingston/Sunset are the Willow subdivisions, off Newberger Road is Wellington Manor. The Sanctuary is right off Livingston (million dollar homes) and Standard Pacific is building brand new at Cordoba Estates.

Lot's of options. Again, recommend doing due diligence on HOA fees, CDD fees, taxes, and such. They vary significantly.

You should probably zero in on the school(s) you want and look in that attendance area, in the same suburb you will have different schools.

Yeah, if it were me I would zero in on the southeast corner of the Steinbrenner High district. The New Tampa high schools are average, not good.

New Tampa. You want a short commute. It's very hard and convoluted to get from Lutz to USF.

We live on the North end of Land O Lakes just before hwy52 and my hubby works at the VA on Bruce B Downs right across from USF and the commute isnt to bad, he goes straight down 41 to Fletcher. In traffic it takes him about 40 minutes but Lutz is a good 15 minutes closer than we are. For the OP when we moved down 2 months ago I researched schools (I have one left in high school) and based where we moved on the school district. We will rent until she graduates, by then we will know the area much better and can choose a house based off what we want not schools. Here is a link that might help with schools.

Are you trying to buy first? Or renting? You would need to come down and see it for yourself. Even people who live here for years doesn't seem to agree on lots of things. Also, are you trying to get into a place that has K-12 good schools? You may just want to rent and start with the elementary first. Asking a commute here is really a crapshoot, nobody seem to agree. You only know what is acceptable to you. Everybody will tell you commute is OK whether it takes them 10 minutes or 1 hour, I kid you not, by comparing what they use to commute before coming here.

If I were you I would also start from the school and then work your way back to find the place that is acceptable in commute or otherwise, rather than starting from subdivision. This way you open up lots of possibilities that feed to a specific school.

It might seem closer in miles, but to get to USF from Lutz all you have is Dale Mabry, with a ton of stop lights, and then Bearss with several school zones....so not a nice smooth ride straight there. Very slow. From New Tampa you just come down on Bruce B Downs...
