Obviously it's not a condo in Orlando, or this thread would be in the wrong forum.

5 br/3.5 ba/3 car/3100sqft. Pool/lanai is another 1500sqft. Built in1985, new roof up to hurricane code, wind mitigation and four-point inspections done as indicated earlier in the thread.

No flood zone, pool cage is covered by the policy.

May be a bit high.... just as point of reference, I have a bit smaller home, built last year. 2600sq/ft, pool/lanai is 1300sq/ft, located south Hillsborough County. Pool coverage is included in policy as well. Policy started at $3,800 ($300K+ dwelling) with nearly $3,200 in discounts including $2,050 for wind mitigation and $750 for age of home and another $400 in other discounts. Bottom line I'm paying $640/yr (AM Best rated, A for financial strength and A+ for long term issuer credit).

I would be paying 3 times that for a house 3 times smaller and worth 30k. Let alone that flood would cost 6k a year.

Ouch - guess that's why you just roll naked on your coverage. But... homeowners covers your personal items (like that huge telescope). If bad really bad weather rolls in I guess you pack up the telescope and other key personal items and call it a day. One other thing that homeowners also covers is personal liability, so hopefully you have stand along coverage for that or maybe you roll naked on that too.

The scopes would be ok even if under water once cleaned. Just the motors would have to be replaced. Can't get blood out of a turnip. Even if a CAT 5 is coming i am going down with the ship and if i lose it all i take my myself out with a gun.
