My observations during the past 5yrs. The market right now is doing the dosey doe. I attribute this to the holidays approaching and the home buying season is winding down. Plus the uncertainties with the debt ceiling and other government problems.
For the first time home buyer, things were looking good there for awhile. I suspect once the government gets their crap together, the spring could see robust sales. Of course that is, if the investors are enjoying their returns on all those rentals they are holding.

Well, there are some not so well kept up homes around Tarpon Rd...Boy Scout Rd...maybe in there somewhere; again a realtor would have better knowledge of that.
