I grew up in the suburbs of Detroit in a city called Madison hgts, no HOA there ,and other cities like Royal Oak witch is like Dunedin no HOA. google these cities no ghettos there nice middle class homes. Many work for he big 3 and they can afford to have nice homes. And yes there are gated communities there Kid Rock and Eminem, Aretha Franklin, and Bob Seger, live in gated community's they are stars. And you have the CEO's of Ford, GM, Chrysler as well. But the suburbs around Detroit have very few or no HOA. My wife sold relestate in the burbs. She said that there are a few HOA's there but they are not like the power hungry Hoa's here.


Funny about the herd was thinking about Bob Segers old band Bob Seger and his last Herd. How's this Professor HEARD.

I'm sure there are upscale areas throughout Michigan where the community has gotten together to have rules that they enforce - most specifically gate communities. They're throughout the United States by the tens of thousands. I doubt that Michigan by itself lacks HOAs.

Our covenants allows someone under 26 yrs old to stay in a household for 8 weeks in a single year and are deemed a permanent resident there after and in violation of our declarations if over the 8 weeks. After much pressure from residents we did finally receive this paragraph in our recent Jan 2015 Newsletter.. See below

1. Age restriction violation – there have been several allegations that children are living permanently within the community. Pam Washburn explained that the Association needs documentation to be able to pursue. If this is in fact the case, this is a serious violation of the Declaration and puts the Association and every owner at risk for paying back school related impact fees which currently run about $15,000 per home.

What documentation is needed other than seeing the child daily for a number of years? Especially since past and present board members and volunteers know that the child is living as a full time resident and going to school. Our survey that HOPA requires for age 55 communities said that no minor child lives in our community period. The resident with the child lied on the survey, so now "every homeowner" is at risk for a $15,000 payback to school impact fees.

Getting herself to be liked by the board and earning their trust and then slowly taking over all committees so no longer any meetings were scheduled and she by herself was running it all, from approving any changes and no covenants committee so she could give out all fines and nobody had any clue and the board wouldn't listen until months ago since the complaints were overwhelming and many complaints had similar things so they had to start to wonder what pam washburn and her self run premier community management company was doing...and it wasn't pretty!
why is she still the same exact waaaay!!!!!!!
