One of the reasons i think home ownership is better than renting any day of the week. No damn landlord gonna tell me i gotta go!! I would do everything in my power to find a way to eventually purchase a home. It will help to avoid this kind of dilemma in the future and your Mom will have something to leave her caring child. I know it sucks to be in that situation. your mom and friend are now having to deal with a forced residence change. I don't really see how this is an eviction nor is it wrongful according to the law. I would have given a 90 day notice if i had no intention of renewing a tenants lease. Some landlords are worried the tenant will stop paying the rent so the wait till the last possible moment to alert the tenant they have to move out of the house.

Although I also side with the landlord regarding when the lease is up, it's up, I wonder how long it would actually take to remove tenants who resist, and how much it would cost everybody?

I don't know about Florida, but some jurisdictions are more pro-tenant than others.

Maybe a compromise could be reached before the sheriff's deputies start putting the furniture on the curb?
A few more months paid up for house-hunting, or a few more un-paid months of legal proceedings?

In Pinellas county, it goes very quickly. 16 days is the norm. The process is a 3-day notice. Writ of possession. You can gain another week with a motion to determine rent.

Wow, I'm still frozen in place in Northern Virginia, where I think the entire process can take 60-90 days.
Never tried it myself.

I was evicted while I was wrongfully charged for a crime that never happened. It's a long story so I will be up front about it. This person said I hit him, stabbed hi, threatened him then left in a vehicle. He/she may have won this battle. but the war is not over until the fat lady sings. While I was locked up, the landlord sold the property and the new landlord said I had to leave. The new landlord was told not to buy the property but he did not listen to them.
