Any thoughts on this area - positive or negative. Looking at buying in there as I like the water access.

The houses are older as they were built back in the 70s. The area itself is not a bad area other than it is right off of memorial hwy and during rush hour could be hard to get in or out. I know several ppl who live there. Not too far from the airport or shopping. Not sure of crime now a days but they never really had many problems in the past. You can check the Hillsborough county sheriff website to see how it is now.

I was listing a home there. Due to market it never sold, despite being a great and updated property with pretty garden, from the time I spent in the location I thought it very convenient, as did the owners/sellers. It was a nice home and I'm sure it will sell quickly once the market turns arond. There are one or two for sale in there I know.

I am not sure if there is still is a channel that goes out into the bay still or not. That area can get really shallow during low tide. The one thing you might see if you live on a canal are manatees. There were a couple who use to go up into the canals during winter.

If you are getting a boat, be sure to ask about how it is in low tide, and how deep it is during high tide or you could be sitting by a dock on the bay.. waiting for high tide. I know there are maps of the bay that will show you those things..

There are a lot of stores and restuarants in the area, plus you aren't too far from International Mall or Westshore Mall. Cacciatories market is close by where you can get fresh cut meat.

I would suggest you check out HOI prices since you are going to have to flood ins if you buy there. That can add $$ to your house payment.
