That's why new construction is so appealing to us.

We didn't mind the smoke stacks. I was told it was just steam. What you have to be concerned about is the phosphate plants that are all over the place mostly owned by Mosaic. I wouldn't want that in my backyard.

Mark, in response to your first question - every home in Mirabay has granite as far as I know.

Re your second comment. While I agree, neither my wife nor I wanted that view. Good thing the two of us love Mirabay.

I googled that address and the countertops were all laminate.

I could definitely see why you love Mirabay. The place is gorgeous and has everything we are looking for.

Mark, oops re laminate. You can always replace the countertops.

I see that Mirabay is in a flood Zone AE. How much do you pay for flood insurance?

Mark, you pay flood insurance for each building on your lot. Many homes have the garage and house attached, i.e. one building. They pay about $600 to $700 per year.

I have two buildings and pay $600 for the house and $300 for the garage per year.

Mark here's a townhouse in your price range:

both are a good size and have the granite counter-tops.

House - short sale - cannot tell if counter-tops are granite:
