I know it is just being started. Anyone know anything good or bad? We're considering it on our short list for having a house built in the spring.

Are they selling there already? It's kind of extension of Meadow Point I think. I saw their master plan, but cannot recall any details. I don't think there are any good/bad things about such a brand new community.

I drove out to look at it yesterday and the model homes are not even finished. It looks a long way off from being completed so we will probably pass.

Looks like Khovnanian is the first one out of the gate. Yesterday, I received an invite to their Model grand opening on June 5. The public grand opening event is scheduled for Saturday, June 7. More on the builder's website --> New Homes Florida, Wesley Chapel, Pasco County, FL by K. Hovnanian® Homes® @ Union Park.

Additional builders in varying price points on tap are David Weekley, Ryland, and WestBay.

Not to pick on you, but you can search on a subdivision and see plat maps and a host of other useful information on the county property appraisers websites. Looks like Union Park has several permitted houses already. If the weather holds out, the statistical average on spec construction is ~5 months MOL.

We're going to build with Westbay. It is just a matter of where and when. Union Park is pretty out there though. And I don't want to be one of the first to build in an area and then have the market crash again. I thought the bridge was cute and hopefully the development does well.

WestBay has some nice floor plans. I particularly like their neo-traditional design. Though out of your timeline, there's quite the excitement in the Realtor community about upcoming Starkey Ranch. They haven't announced builders yet either.

All this new construction all over the place with monthly increasing prices reminds me 2004...

Life is short, if you wait for the right time it will pass you by.

Be smart, but enjoy!

We too like Westbay, check out Terra Bella if the North side of Tampa Bay interests you. They share the building in that subdivision with two other builders.
