I may have missed that it was only about new communities but even if that was the case there aren't that many build in the area without CDD due to economic down turn of the past decade and the Counties taking over the undeveloped land from the builders adding high CDD to the communities that were build or going to be build to get that money back over the next 30 years.

In some cases it may not be as bad and of course it is great that the Counties saved some of the land that was left in distress as we have seen in many places.

But some new communities with the high CDD will be having issues in the future when re sales will occur since it is one thing for a happy first time home buyer who may not have noticed the CDD in their enthusiasm and later find out that not being in the best location for the majority of the buyers will be a hard hurdle to overcome when better locations have lower monthly or annual fees for HOA/CDD.

Builders are very smart to advertise the fees by either dividing it by 12 or giving something else for free to set off the CDD fee so the buyer won't notice but on resale in the MLS it will show up and it has to be disclosed and often it is something that bothers buyers unless they really want that location/house.
