I don't own a boat but I understand that some lots have direct water access and do not use the lift.

Ok thanks I just looked the waterfront homes are over $600K more than I want to spend lol I'm looking to stay at about half that I assume you must love it there other than retirement communities nothing like this exists in NJ and anyway it's too cold for me most of the year here for outdoor stuff.

We live in Bay Breeze which is one area where houses are still being built (no boat access). I spent about 1/2 600K.

I'm looking to have no mortgage I can do that up to about $400K by the time I am ready to get of here in the next year between savings and sale of my house. Looks promising I wonder if that new hospital is done yet.

one in wesley chapel they just did also factor in the traffic and the heavy rain. Insurance in Pasco is hard also to get why sink holes. anyway seven oaks is near the hospital and nice but prices are going up

Yes, hospital on Big Bend is completed - as for Mira Bay, be aware that it's located in a flood zone (insurance is higher), has CDD and I believe additional HOAs. A house can be affordable, but the additional monthly costs of homeownership might not fit everyone's budget.
