Holy cow!? When will the cdd be paid off? How can anyone afford to live there? Taxes are higher than Hillsborough. Any other places in l'o'lakes with lower taxes or are they all Hugh because they're new?

CDD consist of 2 part - 1) what was borrowed and needs to be paid off in 30 years and 2) maintenance fee.
So, if house was built in 2005, the first part will be paid off by 2035. The problem I see - second part might and will increase over years, so I don't see saving coming.

Bellantrae and Oakstead are not that bad. Research Grand Hamptons or Coty Lake Island - you will realize LOL CDD communities are nothing major really

Someone told me that the CDDs from Cheval were supposed to expire last year or the year before & they got renewed instead of being let to expire. Yet, the golf course is in bankruptcy too....

It's a joke!

I agree with TampaKaren and keep in mind that often aside from the CDD there is a very low HOA fee that is payable once a year and that is what will change to keep maintenance up but will most likely not reach th amount of the CDD.

Only if you live in a gated community the home owners are responsible for light poles, streets, etc. but if you don't live in a gated community than an assessment will be added only when the street will be repaved.

Nobody will know what happens until it really ends so to say that it will stay the same is not true since only the County will know and probably not even now since it depends on many factors.
