My husband and I are relocating to Tampa area (we are 27) and looking for the same amenities as you. I am not really finding anything both close to beach & close to nightlife/events in our price range either. The areas you might be interested in are: SoHo, Bayshore, Hyde Park, Westshore but will likely be outside of your budget. Almost all of our friends who live in Tampa have recommended us to the Carrollwood neighborhood. It is about 20-30 minutes from the action in Tampa, and about 45 minutes to Clearwater & St. Pete beaches. Other suggestion, which we are not considering, would be Westchase and Brandon. I have also heard New Tampa & Tampa Palms are booming right now and there is affordable housing, but you will be further away from the beach and downtown. If you increase your budget a little, and are willing to live in something older, you might be able to find a rental in South Tampa.

Why has Seminole Heights not come up? It is about ten minutes (tops) from Downtown, ten minutes (tops) from 275 (which will take you to the beaches), it's where the local breweries are opening up (Angry Chair, 7venth Sun, Brew Bus), it's where the local restaurants are heading (The Independent, Fodder & Shine, The Front Porch, The Refinery, that Japanese Ramen place), and it's where rents that close to everything will be cheapest.
