I will never get back a dime into what i paid for my house. But at least it is free rent and no Ins to spend money on. I paid 85k for it in 04 and now it is worth maybe 30k. So if you figure i have lived rent free for 12 years and not paid a dime for Ins for 12 years i figure i am about even if i sold the house for 30k.

You would be one of the ones that I referred to as a financial loser in the game. See, it's a system that needs good little schmucks like you to PAY UP so that someone else can get a $21,000 roof job for only $6,500.

I would never pay 21k for any roof let alone over 100k for any house.

A perfect flood would occur if the time of impact combined high tide with on shore winds. I would expect a surge of 30 plus feet first following natural and man made canals for miles in land. Failure of the electrical systems would shut down the pump stations, both drainage and sewage. Many areas would be under water for some time.
