We got couple of quotes to build a pool & spa and have narrowed down to 1 contractor who offered the best price.

They are quoting about $45K for the pool(only)
  1. Pool upto 275 sq.feet in size.
  2. Pool with 3'-5' deep.
  3. Pool includes steps, bench, lights, variable speed pool pump, cartridge filter, chlorine feeder.
  4. Pool comes with standard pavers and screen cage with 2 doors on either side.
  5. Pool does not include pool heater but for additional fee($800) they can include the Gas Stub out.

To build the concrete raised spa - they are asking an additional $14K

In Total for Pool and Spa = ~$60K

Our budget was initially $50K for both. Should we get more price quotes?

Am I missing anything in this list? and is the price in the ballpark?

I had a buddy go through this same issue. In the end, he moved to a house that already had a pool!

He made a few bucks on his old house, didn't sink the 50K into the house (which probably wouldn't have gotten back upon sale) and ended up with a bigger house (one extra bedroom) and the pool was already there!

Do you need to remove trees, redo landscaping, move current sprinkler system?? Had a neighbor who incurred considerable cost to prepare and reconstruct her mature yard and landscaping for her pool/spa project.

Yes, get more estimates. I have been shopping for a pool lately and have gotten estimates from around $37,500 to $40,000 for a 14x26 (364 sq'). 3' to 5', variable speed pump, salt system, 2 deck jets, light, 24x33.5 cage and pavers (pool & lanai) with some extra paver work outside the cage. No heater, you can add that later for half the price.

I'm an hour south of Tampa so that might make a difference why my estimates are so much lower. Get as many as you can and make a point to mention to them that you need to get more estimates before you decide what to do.

Is this a Contrator suggested by a builder?

We are building a home and the contractor that our builder suggested wanted about 60k, with the majority of the cost paid upfront.

Having built a few pools in various homes that we have owned before, we thought 60k seemed a little high...

So, we went to Challenger pools two weeks ago, they quoted us a 14x28 with pavers, screen- and everything else you said, for around 45k. If you can live without a spa, they take about 10k off. Seems reasonable to us, to have all but a spa for 35-- but I realize a lot of people like a spa, even though you can still have water features without one...

60k sounds high to me.

Thanks - we are aware that pool is sunken money and may add only 10% -25% value to the home.

None of the above except to remove sod and cut sprinklers and cap them - this is included in the price, Sorry if I wasn't clear.

Thanks - $40K was our ideal price with pool and spa but will call around to get more estimates.

Looking at your quote it seems to be high to me. You didn't include, but how many sq ft of decking/pavers is included? That can make a big difference in the cost including the screen.

I installed pool last year, here's some feedback based on my experience.
  • Get quotes from several pool builders (PB). I got quotes from 9 different pool builders. I would not recommend Challenger.
  • You need to do a decent comparison to ensure that quotes are similar. Get a list of specifically what equipment is included. I found that this can really make a difference. Check prices of what equipment goes for. As example, one PB gave me quote with cartridge filter which cost $350, most other PB included DE filters that cost $750-800. That same PB quote with a much cheaper (and lower rated) pool vac and pump. BTW, I recommend DE filter over cartridge.
  • Be sure cage is similar is size, including the wall height. One PB provided quote "with cage", but upon asking questions they were only using 8' wall while all other PB were 10'. The 8' walls were $1,200 cheaper.
  • I would suggest including SWG (removes the need for chlorine feeder). The SWG really helps to minimize your pool maintenance and the need to handle chlorine.
  • Be sure you consider water features you might want now (descents, bubblers) as you can't add these easily later.
  • Compare payment schedules (when you need to make payment to PB). I had one PB who wanted 100% paid even before the pool was finished. PB I went with actually had 10% due after completion and orientation.
  • Check references. Common sense is the PB will only include references that they consider are good. However with right questions asked you can get information that may help you differentiate PB's.
  • Unless you have a specific need for 3' shallow end depth, I would recommend 3.5'.

FYI, I paid $39K for my pool.
- 350 sq/ft pool
- 820 sq/ft paver decking
- 1,170 sq/ft Pool cage (10' wall with 2 doors and 7" gutters)
- 2 sheer descents and a bubbler
- Pool equipment: SWG, VS pump, DE filter, pool vac, LED lights

That seems on the high side, I would definitively get more quotes. We looked into installing something similar with salt water. Had quotes from Jemstone pools and Trendsetter pools. Trendsetter was a little higher, but we were in the $40k range with pool and cage. Adding the spa added about $10k. I don't remember exactly but it included a good amount of paver space and cage. Plus I wanted a 8-10' insulated roof, so we had a part that had some shade between the house and the pool. I could have gotten all of this done for $50k. They did tell me replacing grass in the yard is not included, so keep that in mind.

Ive had a pool built by Jeff at Real Rock Pools along with two of my neighbors and highly recommend them if you want an honest pool builder to get it done in a timely manner which is rare to find in the pool business, pool company's have a license to steal IMO but Jeff is an honest guy.

Thanks. Can you please tell me how big the pool was?, did you pave them? get a screen cage and a spa? do you know the ballpark you paid and the year pool was built?

Thanks. I see this is a California number. Do they build pools in Tampa area? Also, Can you please tell me how big the pool was?, did you pave them? get a screen cage and a spa? do you know the ballpark you paid and the year pool was built?

Prices seem to vary every few years so knowing when it was built may account for variance.
