YES- Exactly as MyITGuy says. So- a quick update here! Roofer to fix is phenomenal- so happy to find him!! So honest too. Anyway- the reason for the leak is that the subcontractor that did the roof used no lead at all on the roof either around the chimney, J vents, or slopes.

So, in the process of fixing the chimney now as it is leaking every time it rains and not just sure what we will do about all the other areas right now.

Wanted to see what you all think??
Thanks in advance as we so appreciate it :-)

That's the problem with water leaks they don't always show up in the first year. It takes time for the water to leak inside and due enough damage to be visible and be spotted by the average person. Shower pans are a huge problem down here in Florida.

If you know for sure now sub didn't do what he supposed to do, I would press the builder. I would start with BBB and slowly go public. You will be amazed how quick issues are getting resolved when you mention peoples names - both first and last (superintendent or construction manager or warranty manager)

Thank you so much EngGirl. That is exactly what we will proceed with!!
They are almost done with the repair now as we had a torrential rain last Saturday after the repair company went at it and we are now replacing the roof tiles this weekend. So wonderful to be dry again!!
