drove around the area today (US 301) and the amount of development is unbelievable....widening the roads, leveling and clearing brush all around Apollo Beach, Riverview.....I can't imagine what this area will look like in 5-10 yrs.....bumper to bumper traffic, I guess.

Roads will always be 15/20 yrs behind needs in Hillsborough County. Always take that in consideration before buying a home. My best friend moved from an apartment near 301/Falkenburg to a new home near bullfrog creek and 301. He has a job in Plant City. That little move south towards big bend cost him an additional 40 minutes. He said once you go past the Bloomindale line south its night and day. I told him that's why I will stay in W Brandon and keep my sanity with traffic.

The county recognized the traffic congestion and safety issues over 10 years ago and had a "plan". That plan, 10 years now past, still remains years away from realization. Here's story from 10 years ago that highlighted improvements to Big Bend that we are still waiting for today -> Big Bend's Danger Zone Will Soon Be Relieved.

Since the 60's roads are always built after the fact. I guess you didn't do your due diligence before moving to Hillsborough County. Once a hot spot for growth is under way you can almost set your watch to the people moving in complaining about the roads and traffic in the new "cool area" for new homes 5/10 years down the road.
So.... this should really help with the congestion at Big Bend and I75.

I'm thinking these are apartments as the developer is registered as Simmon's Loop Apartments LLC. No idea what rent will be, but has to be less expensive than Tampa and Brandon area.
Homes are still selling well down here. So there's obvious demand for housing in the area, and therefore this area appeals to buyers. The one sore spot is the I75 and Big Bend interchange, shame on the (lack of) Planning Commission for their forward looking view on the area's growth and infrastructure need.

Most definitely these are apartments (multifamily). I've been following this whole RE bubble 2.0. One of the things that developers do in order to get financing for a "multi-family" project is designate apartments like this as "luxury" or "high end". That's why you see "resort style" wording in the promotional material. In order for it to pencil out on paper, they have to present projected rental rates to the lender, which are usually rather higher than a normal working class family could afford. Later on, when they can't rent the units monthly at those projected rates, they offer "incentives" like two or three months free rent, while keeping the going rate steady.
Are there rental homes in Sun City Center. As a renter do you are you able to use all the amenities.
