Hey guys I am new to the forums and I have a few questions. I might be taking a job in Brandon and I was looking online and found a few townhouses in Riverview. I found a brand new 1200sq 2br./2.5ba with appliances included. The price is 118K and includes the closing costs and whatnot. Is this a good deal or not? And, is Riverview a nice place? I am 23 and will be moving from Jersey.

Generally speaking, if it includes a garage, it's a good asking price...no garage, it's an okay asking price. You need to tell us either where it is, or the builder to get a better gauge on pricing.

Why not Brandon? There's nothing in Riverview for someone your age. Brandon has everything, condos, apartments, shopping, restaurants and is closer to Tampa.

I actually started looking in Brandon and I found some condos that were a little cheaper. I am unfamiliar with the real estate market down in Florida. I am used to New Jersey and finding a 600sqf studio for 350k.

Could be the place you're looking at has high home owner's association fees - also, some places out there were apartments converted to condos. If that's the case, some say the building materials may not have the best quality. Remember, too, that if you pay lower prices, you may find yourself in a poorer neighborhood.

Riverview borders Brandon, pretty much. Although there not much there, its a short drive to Brandon (restaurants, bars, mall, etc). It not necessary to live right in Brandon, although it would be more convenient as one posted above.

I have a friend who lives in a townhome in Riverview.. They bought the house new, although I don't remember the name of the place now

Do be sure to check out the HOA fees, they can be a big drain.

I was in Riverview today and the area is really looking good with lots of new commercial and retail development. And lots of new condos & townhouses around 301 & Bloomingdale (which is really convenient to I-75 and the Selmon Expressway). Centex is building a mega residential development just west of Bloomingdale at 301 and Pulte has some really nice looking places north of Bloomingdale and Gornto Road. Of course, Bloomingdale Villages is nearby too, but I think it's already built out.
