I believe you won't find those types of neighborhoods north of Gandy in South Tampa, you may have seen something closer to the base maybe west of MacDill Avenue near Interbay Blvd??

My fav neighborhoods in South Tampa include Hyde Park, Davis Islands, Beach Park, Sunset Park, Golfview, Bayshore Beautiful, Bayshore Gardens, Ballast Point, Culbreath Isles, Culbreath Bayou, Bel Mar Shores, Palma Ceia, Virginia Park, Bayside West, Bel Mar Estates, Swann Estates, Courier City, SOHO. To be exact, most of 33629, 33611, 33602, 33607, 33609. Parts of 33616(some areas closest to the Base), are not as desirable to me, except right along Westhsore Blvd on the Bay. Even in Port Tampa City there is some really nice older historic homes, and brand new construction.

As far as noise from the Base, only if you are along the flight pattern near the Base, they land over the Bay onto the Base.

"Westshore" itself is actually a district(kind of like "Downtown" would be a district). There are neighborhoods in the Westshore District, like Beach Park ,Sunset Park, Culbreath Bayou, Culbreath Isles, Beach Park Isle.....which are in South Tampa(south of Kennedy Blvd).

South Tampa is the Peninsula that sticks out into the Bay - the area of land south of Kennedy Blvd. Westshore Blvd runs along the West side, and Bayshore Blvd runs along the East side, MacDill AFB rounds up the Southern end.

If you are looking for a PRIVATE sub-division, you may want to take a look at South Green. This is truly a hidden gem of a place in South Tampa. Very quiet and tastefully landscaped.

Community Details

The builder has one house left, but there are 2 other brand new ones available.
Houses are a little pricy (600K+ range) but once you visit there, you understand why.

it depends..
if u move far down by the port tampa area
theres some nice houses.
if your livin by bayshore thats nothing but big houses and mansions.
but if u live at the top of south tampa THATS WERE THE HOOD IS
HOME OF THE LATIN KINGZ.

The area north of Kennedy is comprised of smaller, and older homes, and could be considered a Latin gang area possibility. Most of the areas south of Kennedy are very nice with an eclectic mix of older and newer homes. Very much a "community" oriented area with many people walking dogs, kids, jogging, bicycling, just enjoying the outdoors. I have lived down in the south end of Hillsborough county for the past 25 years, and have just recently moved back to Tampa, to South Tampa and absolutely love it! Close to everything and not too bad on traffic.

South Tampa neighborhoods do not have much conformity meaning you can be on the 3000 block of one street (close to dale mabry) and the 2000 block (towards macdill) yet have completey different home sizes, styles, etc. Depending on the specific neighborhood and/or street your land values will also be significantly differently. A 50 x 100 foot lot on Davis Island is worth almost double than that of one located in Ballast Point. Your best bet is to take a few hours and really drive the neighborhoods, because you may find that the home of your dreams may be in a neighborhood that you heard was "not as good as another". Hope this info helps!

I attached a map , anything inside the circle is GENERALLY decent. Once you get south of gandy, you need to be right on bayshore to stay nice. Generally most of the stuff between kennedy and bay to bay is decent (of course, houses very but the quality of area is similiar. When you get to the top right corner of the map around UT, your getting close to the projects although the houses there are still quite nice. I was unable to fit davis island in the map but thats just like the rest of the circle. Decent area, houses themselves will vary greatly from 1940's 2 bedroom homes to multi million dollar huge places.
