My husband and I are in the process of purchasing a home in Valrico but oddly enough, the flood zone is A. The quotes for flood insurance are fairly low, but my concern is an actual flood. Does anyone else live in this zone that can give any info? The home is near Culbreath, not sitting on the Alafia which we are well aware certainly floods

I live in this area. Where on Culbreath would it be? You can give me a street name without revealing the actual address if you like, or PM me with the details.

I can't imagine anywhere on Culbreath that would be in an "A" flood zone.

The street is hollow wood dr. I see only a few streets in the area are zoned A and the rest aren't.

Wow. You're around Alafia Elementary, which before it was there consisted of a huge swamp. That's probably why the developer gave the property to the school district....

It does appear that parts of Hollow Wood are definitely in a flood plain. Bummer. I've seen the street flooded during extreme weather events like hurricanes, but I had no idea that area wasn't built up somewhat.

Canvass some neighbors. Don't cost nothin', and you might learn some things you didn't know. I'm not personally aware of that area ever flooding to the point of where homes were threatened, but then again I'm not that familiar with this particular neighborhood despite having worked at Alafia...

Thanks for the info. Its a little concerning, but i found out an old coworker of mine lives around the block and said shes never experienced any type of flooding even during Irma.
Hopefully we won't experience any issues

Where in NJ are you from? We are moving from Middlesex County

INS comps are in with the mortgage comps to make people pay for flood INS they don't need. Best to go bare like i do.

They're in Bloomingdale East specifically.

Good schools, nice community, well located, reasonably priced housing.

We're from Bergen county. And yes, as pointed out by MortonR already, those were some of the reasons we chose Valrico. We were also not interested in any type of new construction and wanted to avoid CDD fees etc. Valrico provided a lot of those options.
