East Linden Estates Spring Hill FL was once very desirable as an HOA place to live. Now with the current person in charge of enforcing the rules to maintain this status, it is regressing quickly. This is certainly evident by the recent quote stated by the ACC Chair whose job is to enforce the rules.

He states: “I am also aware that many out there think that all I do is ride around looking for infractions. I assure you that nothing could be further from the truth.” WOW, no need to voice this as it is clearly evident to all.

This person loves to threaten homeowners with their “duty to maintain.” What about his duty?

There is never a public record of how many, where, what type of violations are being enforced if any at all.

Potential buyers of our home have expressed concern as they want a home in a strong HOA and will not buy our house due to this lax enforcement.

Here are the ACC rules as stated by our charter and the addresses of obvious violations.


Outbuildings
From time to time I am asked by residents if sheds are allowed.
The pat answer to this is “no”, outbuildings are specifically prohibited in or Covenants,

PARKING: Parking is allowed on PAVED AREAS ONLY. Parking is NOT allowed on any nonpaved area on your lot, including the easement which runs between your sidewalk and the street.

Article 12 (Parking Restrictions)

Home trailers, Motor Homes, Recreational Vehicles, campers, boats, boat trailers, motorcycles or trailers of any kind are allowed only if stored or parked
within an enclosed garage attached to single family residences and out of sight of the public and in no other location on any Lot, Unit or Common Area.

Article 12 (Parking Restrictions)

Heavy trucks (over 7000lbs. GVW), service vehicles or commercial vehicles other than those temporarily present for construction, repair or maintenance
to a Unit are forbidden on any Lot or Unit within the East Linden Estates subdivision after completion of said work. No such aforementioned vehicles
shall be allowed to remain continuously for more than 12 hours on any Lot, Unit or publicly dedicated street.

So potential home buyers, save thousands and purchase elsewhere as you will have the same neighborhood rules.

It's a lust for power pure and simple.
Guy probably got his butt kicked a lot growing up and now is his chance to bully people.
There's a lot to be said about living somewhere off the grid and away from civilization but I haven't the time to say it.
