Anything west of US19 is sky high for flood Ins in Pasco county. These small 2 bedroom dumps were worth nothing back in 2010 thru 2017. Prop taxes were like 300 to 600 a year. Not sure what taxes are now if they are selling for 200k+.

Palm Harbor in an instant. You'll need all the luck in the world though to get into a town like that where everythings so expensive.

Pasco is crap. and areas like that are going up in cost now too aren't they? I know it was the cheap place people moved to because it was just so yucky. But did that yucky place go up almost as much as Tampa now?



Plus I did hear they want to make New Tampa part of Pasco. FL's next move is to try to sell Pasco County as the next up and coming place is what I think. People are going to catch on to the agenda. They're already using Wesley Chapel to push that.

Yeah, I can’t imagine living in Clearwater Beach, the traffic just getting on and off the island is terrible. Its bad to some degree in all of the Pinellas beach communities. Last time I went to St. Pete Beach I never found a parking spot and eventually just gave up.

I took a drive to Bradenton this past weekend and I wasn't thrilled about it there either. I kept going from the Bradenton Beach area into St Armands Circle. Even I know to avoid Clearwater Beach. But all these other areas now have caught up. Its all insane with traffic now. You can't find parking spots there either and SR 64 is terribly backed up going there as well going over that bridge now.

It was due to it being the holidays still.

Honeymoon Island Beach, where I usually go, is normally quite quiet and peaceful. I went last weekend, and it was a nightmare.

Bradenton is typically decent.

Manatee and Sarasota county beaches aren’t as bad as Pinellas, but Anna Maria Island through Siesta Key can get pretty busy. Casey Key and points south are quieter.

The county puts out flood zone maps. All areas can flood, but in general most are not in danger of it if they are not in a flood zone. I have owned 3 homes in the Tampa area and never have had to have flood insurance, and one was on a small pond.

I second this. Using these maps you can tell the flood zone of any place you are looking at.
If it is Zone V or A you will need flood insurance.
Now for our condo community the Association Fees cover the Flood insurance...
We still need some Flood coverage within our "Walls-In" insurance for our contents

The location where we are in Safety Harbor we are in a Zone A on paper but the risk of flooding is extremely low
