As others have said, there are flood zone maps. Zone X won’t require flood insurance.

Property taxes are high and there’s no getting around it, but a homestead exemption will help some. 4K sounds right for an inexpensive home.

Port Richey makes NPR look upper class.

Mostly all of Holiday is crap other than the area of Gulf Trace/Key Vista. It’s the only nice part of Holiday. It should be its own town.

A sure-fire way to know you’re in a not so desirable part of town?……vehicles will be parked on the front lawn. Never fails.

When you have tiny 2 bedroom homes rented out to 4 to 6 peeps this is what ya get. Now i have noticed many of these homes that have been sitting empty for over 10 years are being bought up and fixed up and now have owners living in them. Maybe the prices to rent have reached a point that low lifes can't afford the rent anymore. Used to be around 500 a month to rent these homes.

It was seen as a best kept secret a long time ago but by now I am sure word has caught on. They have IMG Academy, an improved community college, the hospital. Trust me ain't no one getting anything there for awhile. They're full.

Yea so where have all the low rent types gone? In 2016 there was a lot more of them. Its like they disappeared or somehow got more loans to live in motel rooms. Thats where some of those people are now or if its too much for them to pay regularly, they probably moved to North Florida by now or Alabama who knows. Maybe even back to their home states if they have family up north or something.
700 is the lowest I found in Tampa. Theres a few listed at that price but they typically get taken, then open again because a lot of these homeowner types to live with, dont conduct business well, and often skirt the law, move someone in illegally to an apartment complex. So hopefully that stuff is going to stop, but there also needs to be reform or the government needs to step in and add some housing options but oh no, FL cant have that can it!? The so called free state of FL wants as little government as possible.

Hello, LongLeggedOne. May I ask where you are from originally and have you lived in the area long? We have been here about 2 years now. I have talked to others who have said that the area has changed a lot and just in the time we have been here, we have seen growth.

It seems that New Port Richey is out, and that Palm Harbor and Dunedin are the places to be.

Aren't they right next to each other? What are the main differences between them (besides what your address and zip code say) since they are practically right next to each other?

Not even close to each other. NPR is miles north up US19. Once you cross into Pasco county things go bad fast. Tons of car dealers and many closed strip malls. Homes that were worth 20k back in 2012 were filled with low class renters and tons of drugs and panty anty crimes. Holiday to Hudson is all bad around US19 but is getting better since 1000's of empty homes that were sitting for years and are being bought up and fixed up and with prices over 200k now.

Palm Harbor and Dunedin are more alike than different in terms of people who live there. Schools are county run, not town/city.

Palm Harbor is an unincorporated town in Pinellas County. Dunedin is a city in Pinellas County.

Dunedin is more geographically compact; Palm Harbor spreads across US-19 and MacMullen Boorth into East Lake and Boot Ranch.

Dunedin has established itself as a tourist destination with its cute downtown boutique (and sometimes touristy) shops and numerous microbreweries. Palm harbor doesn't have a "downtown" area with shops and the variety of restaurants that Dunedin has.

All great points. I’ll add that schools are better in Palm Harbor. With kids I’d choose Palm Harbor, without it would be Dunedin.
