I am researching home owner's insurance averages. Just trying to get an idea what average rates are per year, for example:

$250,000 4 bedroom, 2 bath, 2 car garage
2,000 sq ft
Palm Harbor, NW Tampa, North Tampa, Tarpon Springs areas

I have read these forums and see examples like $2000 and $8000 a year. But it seems very broad to get an idea. I checked insurance websites but they want you to call for a quote - I don't have an address to give.

I was hoping someone can post general information like rates paid, helpful links etc. Greatly appreciated, thank you!!

My house is a bit bigger (2500sf 4/3/2), a bit more expensive, has a pool, and we pay $1700/year. We are not in a flood plain and our house is fairly new (3.5 years), so that keeps things down.

I live in Palm Beach County, actually in Boca Raton. I have a single family home (4 bedroom, 3 baths) with a pool and on a lake.

My dwelling coverage is $378,000.00. That is the replacement value of the home. That does not include the land.

My premium just went down to 2407 for the year.

My home was built in 1982, however, I do have a new roof (2003), hurricane shutters and an alarm system.

If you are in Central Florida or Northern Florida, your rates will probably be much less. Remember, it's the replacement cost of the home, not what you are paying.

dwelling $313 K, 3475 sqft., 2005, $ 1250- premium. Just got a new rate from the company since the old company doesn't write anymore. With the same policy rules we pay about $ 400.- less than before.

Thanks so far to all - I gave you all reputation points for the much appreciated help, it is still interesting to see between $400 and $2100 for rates. It still seems like a such a wide gap!

Would there be an average that one can assume? Would it be safe to say the average insurance for home owners in Tampa with a 4/2/2 with dwelling about $350,000 to be an average of $2000?

What do you think?

I think $2000 or less would hit it about right in Tampa.

You have to look at the age of the home.

Also, my home is CBS not frame.

My house is 2600 Sq Ft, 4 Bd + Bonus room/3 Bath/2 Car garage, no pool - dwelling 280k, includes sinkhole coverage. It's a new construction home built in less than a year back.

We pay $1320/yr.

My advise is, first check at Compare Homeowner's Insurance Rates

I initially searched on Compare Rates for Insurance Quotes and Save Money as well. Few agents will call you but you can compare quotes and decide.

No $ 1250.-. Before $ 400.- higher so I use to pay $ 1650.-

So what would you guys say would be an "expected" rate to pay for a $300,000 4/2/2 with 2000 sqft in Palm Harbor area?

I want to guess $2000 or so. Also what would the property taxes be?
