Hi Everyone! I been reading the forums and some have answered some of my questions but I need help with a few more before we decide to wrap it up and make the move to the Tampa area!!!

We are a young married couple in our very early thirty's, we also have three children ages 12, 7, & 5...Currently we are living in Deltona, FL and we are not really happy with our decision. We moved because the housing market was sooo cheap here and the neighborhood seemed pretty quiet at first (we are originally from nyc) once we made the move the wolf finally undressed of its sheep clothing...(burglaries, drugs, rednecks, hoodlum wannabee's, high taxes, ugly lawns, no charm, no jobs, and no starbucks!!!!)

We're hoping that Tampa is the place we want to be. DH is waiting on a transfer in Brandon so we will liking move in the next 30 days and rent for at least a year or two until we decide to buy again....Where in tampa do you feel that I can get most of the following:

Low crime
Pretty streets without bumping into a trailer two blocks away! (no puns intended)
Very good schools, family friendly (important)
Close or within minutes of a Starbucks, The Gap, Target, Borders etc.
Close enough to water for DH to fish!
Also close to a dog friendly beach would be nice but not a neccesity!

That's it!! I appreciate any of your comments and respectful opinions in advance!!

Looking to rent for 1-2 years to get settled in first...and in regards to budget we are not looking to make "mortgage like payments".

I'd suggest you look in the Fishhawk area in Lithia. It's close enough to the Brandon mall, has good schools, and several Starbucks! It's also near the Alafia River which has good boating and decent fishing.

And I hate being the one to tell you, but the entire Tampa Bay area is not exactly what I'd call affordable. Rents will be like mortgage payments indeed. Sorry...

My experiences have taught me if you are looking for better quality in life its going to cost you so I don't mind making high rent payments if my kids are safe and there are nice places for us to play in....I will look into Fishhawk what is your opinion on Valrico?

In Valrico, I like River Hills, Buckhorn, and Bloomingdale. Each of the three are in golf course communities, though, but residents are not required to join. River Hills has a community pool.

I think you also need to know that traffic in both Lithia and Valrico is bad during peak commuter hours.

yes I was given that impression from other forums....I'm ok with that as long as it's a decent commute to Brandon. How to you feel about Brandon in itself compared to the others mentioned?

The area around the Brandon Mall is congested all the time and State Road 60 runs West/East from the Gulf of Mexico to the Atlantic Ocean.

I would look in communities South of 60 (aka Brandon Blvd), north of Bloomingdale, west of Lumsden & east of Valrico Rd. Some neighborhoods in this area are Sterling Ranch, Brentwood Hills, & the newer section of Heather Lakes.

There's no replacement for you seeing everything in person before you choose. But, I recognize that it can be overwhelming. Hopefully, some of the Brandon area locals will chime in so you can get other's perspectives.
