[SIZE=2]For those pretty familiar with the New Tampa area, which neighborhood do you think would end up being the best for resale? Cory Lakes or Grand Hampton?

My husband and I have found good deals in both neighborhoods and are trying to decide which home is the best choice. The home in Cory Lakes is at a huge deal because it's in foreclosure. The down side is that it will need a lot of work and it's not a house that I want to be in for a long time. As for my taste, the house is probably only 60% of what I prefer. It's on the water and has a fairly private view so that's a plus. I think that would be a plus for many people. It could potentially make the most money in a shorter amount of time with resale if it gets fixed up.

On the other hand, the Grand Hampton home is 90% of what I'd ever want in a house. It does not have a water view, but it is very private in back. I can see myself living there for many years and loving it. No one has ever lived in the house so there is very little that I'd want to change about it.
Both houses are almost the same price right now with the Grand Hampton one being $15,000 less. For those familiar with these two neighborhoods, which neighborhood do you think would be the most desirable in general?

They are both very nice neighborhoods, but the Grand Hampton
neighborhood has a lot more homes for sale now and still has quite a few homes that have partial construction that seems to have just stopped. The Cory Lakes neighborhood appears to have less homes for sale but it is about 10 years older.

If it is Cory Lake Isles do a search for Cory lake Isles CDD.

I am not familiar with the whole story but there are some issues.

Yes, the one house is in Cory Lake Isles. Sorry for the confusion and thanks for the heads up. I'll see what I can find out in a search.

I'd say Cory Lake Isles because of the lower Pasco Taxes. Both GH and CL have huge CDDs. Personally, I'd choose CL over GH any time.

Thanks for the response. We ended up bidding on the house is GH. We both love it and decided it would make us the most happy. As for CDD and HOA fees, Cory Lake Isles seems to be the most expensive based on what we've heard from people living in both locations.

That's great...congratulations!

The clubhouse and community pool at Grand Hampton are very nice. Cory Lake Isles has no pool and the clubhouse is sub-standard to the community.

I have built in both neighborhoods. I prefer Grand Hampton as well. I built the Model home for Taylor Woodrow when they were still in there. It is a lot nicer than Cory Lakes, In my opinion.

There was also an article in the paper about the HOA in Corey Lake Isles, which was not very positive....basically the home owners are s$$. Very sad, and difficult for resales and that refelct the sales price that your are talking about.

IMO with so many homes for sale and the builders who have stopped building and foreclosures still going up, you probable should make a low offer on the Grand Hampton house. I also think that the location for Grand Hampton is nicer than Cory Lake Isles, but that is personal.
The sqft. price you mentioned before for Grand Hampton is for sure way to high, so if you think about resale looking into the future, you should pay less per sqft. other wise others will and they will have better resale chances.
