I don't meand to sound harsh but your listing says large lot.
Is .19 of an acre considered large in Ruskin?

You have got to be kidding? The house was purchased for $110,000 in 2001. The median income in Ruskin is very low, like $32000. This means houses should be in the $110,000-140,000 range.

Nice new houses can be rented in Ruskin for $1000-1100/month. That also makes your house worth around $120,000-140,000. Updates are meaningless in today's market...buyers expect them and can get them in any house....or take a deep discount and do it themselves to their own tastes.

AND...we are in a housing bubble deflation with record inventory. Over 2000 properties of various types are for sale in Ruskin alone....not including for sale by owners!

You are just another totally delusional seller. You would be lucky to get $150,000 and most likely will have to settle for less.

As far as the fees that make new homes more costly? Again, lots of rental inventory, lots of new home inventory. A renter can negotiate down to around $800-$900/month with no other fees with ease in that market.

Your comments are repulsive. The truth is people do not give their homes away. No one is going to find a home for 2001 prices. I assume you’re a wish full investor or someone who lives out of state. In fact, I think I read you live West, Chester PA.

Majority of the people who bought homes at record high prices 2 years ago are not going to sell their home for less then they paid for them. Obviously people who bought their homes 5-10 years have more selling power; however, they are not going significantly under sell what the market condition is set at. This and not some lame duck economics is what’s going to determine the bottom. Your crazy 2003 price prediction is unrealistic as past history does not reflect a 50% drop in prices. Once the new home buyers and low ball investors buy the homes from desperate movers, prices will stabilize and inventory will begin to move down.

You have accused me as overpricing my house. This is untruthful as I am trying to lower my price at the bottom of the market. You must remember most people who sell their house locally also have to buy a house in the same or similar market. Are we to give houses away and expect the next buyer to give us their house? Perhaps you should check out the last few houses that have sold in my neighborhood. I am the lowest priced house in the neighborhood and many of my neighbors feel that I am underbidding the house and bringing the values of the neighborhood down.

Many investors are renting their houses to help cover their mortgage; therefore, one cannot base the rent cost to cost of home prices. Secondly, my neighbor who has a house 200 sqft smaller than mine just rented it out for $1550. This does not even come close to your formula. People who bought their house 20 years ago in California or in the northeast US are renting their houses affordable to the cost of living in their area; however, if they sold it, it would be outrageously unaffordable to many. This is a perfect example why you can not base rent pay to the cost of homes.

You didn't mention price or even trade. I'lll trade you my house in New Hampshire, less than a mile from the lake, wooded area, over an acre, 3 bedrooms, two bath and a basement. Great area, quiet dead-end road, family neighborhood.
