I've narrowed it down to these two area's. Since I have 3 children and am a stay at home mom, schools and a community feel are the most important things to me. Does anyone have any suggestions?

I really like Lutz. There are a number of established communities with no HOAs or CDDs. Then there are new communities. There's a brand new high school being built there, and a new Veteran's offramp will be in place on Lutz Lake Fern Rd. I live quite close to the down line and was building a new house there until we found out we are relocating to NC in June. My kids play ball at Lutz Little League and love it. Lake Park is quite nice. Overall, its my favorite town by far in the North Tampa area--beats New Tampa, LandOLakes, and Wesley Chapel hands down. Feel free to pm if you want more info

I would suggest Lutz as well, maybe because I live there... LOL... Parts of Lutz seem to have a rural feel and yet you are only minutes to the Veteran's, I-275 and Dale Mabry or Route 41. I moved to Lutz 4 years ago as I wanted an area that has larger homesites and without CDD's. Our son also plays with Lutz Little league and it has been a great experience for him.

I need to add that Land O Lakes is in Pasco County and Lutz is in Hillsborough County. Real estate tax rates are higher in Hillsborough (mostly).

I grew up in Land O Lakes on Dupree lake - it incredibly was beautiful. This was in the late 70's and 80's, so not sure what it would be like today. But there is a warm spot in my heart for the place...

I like LOL too, especially the older areas. I had a friend who lived in Lake Padget estates. Great area although older homes, the prices weren't bad. Big lots and trees.

either place is very nice.
I live in lutz in a no hoa hood that is old and established! Its quiet and beautiful.
Lutz is a little closer to Tampa which is what we needed.

I have lived in Sarasota, Hillsborough and Pasco counties since moving to Florida almost 30 years ago. My daughter was raised and went through the school system in Sarasota County and I can tell you that in my opinion, Pasco county wins hands down. Sarasota county is supposed to be the "be all, end all" for everything. Poppycosh! They are WAY over rated. My husband is a teacher in Pasco county now and again the school system is far superior to the other two. Forget Hillsborough - the school system stinks. They have some very nice areas to live, but if you have school children, I wouldn't recommend it. I think the biggest reason is that it is just too large of a school system. No concern over what is best for the children - only what looks good on paper - Sarasota is the same way. We have lived in Land O Lakes for over 2 years now, my daughter, son-in-law and granddaughter moved here recently because she will be starting kindergarden in the fall and they wanted her in this school district. Lutz is nice as well, but you will be in Hillsborough county. I just don't recommend that school system. LOL is growing, but still has the small town feel. If you are looking for big city atmosphere, you won't like it here. But, you are still close enough to Tampa to take advantage of the culture and art advantages a larger city has to offer. The Tampa Bay Performing Arts Center is top notch and offers many of the same shows you might see in New York or Chicago or any of the other larger cities.

Anyway, my vote is definately for Pasco county schools and for the Land O Lakes or even Dade City (if you really want the country atmosphere) areas to live.

I hope you aren't saying that you think that those who teach in Hillsborough county have no concern for what is best for their students? Because that is simply not true.

Hillsborough county has some wonderful schools and great teachers, just like Pasco. They also have bad schools and bad teachers, just like in Pasco. I don't think you can judge them all bad based on a few that are.
