Cypress Lakes, and Foxwood village Mobile communities. are 2 in Lakeland about 35 mins from Tampa. cheaper taxes, insurance and car insurance here. Better values for your money. No traffic Just 1 hr from beaches
There are also subdivisions here that are 55 or older. Several in Lakeland. We are town of lakes .

We have been looking at the new Del Webb over by Orlando next to Disney World. The homes seem nice and the fees reasonable. Curently we are in AZ and the Trilogy by Shea Homes, retirement resort is right across the road from us. Taxes here are very low and the HOA fees about half of what we found in Florida. That is the only thing keeping us here right now. Google Del Webb and just for the heck of it check out www.sheahomes.com and go to Trilogy in Vistancia. Good luck in your hunt.

There are plenty of active adult communities just south of Tampa like Sun City Center. You might want to check out Hacienda Heights in Riverview, FL. They're supposed to be an award winning community. However, I am not 50+ yet, so I really don't have a lot of know-how regarding active adult communities.

Top of the World-huge 3 story condo complexes in Clearwater

and my favorite which is Highland Lakes in Palm Harbor. it has single family, villas and condos. see pics at highlandlakesfl.com

check out del webb there our some really nice ones around in fl . there also building in ga .also checkwww.levittandsons.com there in fl and there some wonderful ones in ga in canton really nice .good luck

I know of two great places in Gulf coast Pinellas County (Tampa Bay area).

On Top of the World in Clearwater is a condominium retirement community.
Most are sales, but some are rented. I know On Top of the World has a couple of great things, like NO assesments of any sort and FREE golf to residents. They also have many clubhouses, with pools, indoor and outdoor, work out facility, tennis, hot tubs, ect..........

I too know of another great community in Pinellas County, The Mainlands in Pinellas Park. The Mainlands are single family homes, but a retirement (55+) community, so a house instead of a condo. Many of the same amenities as On Top of the World, golf, several clubhouses, ect....

Briar Creek is a great 55+ community in Safety Harbor, also Pinellas County but it is a Mobile Home park, but a VERY nice one and I believe you own your own land, but not sure.

Look up GL Homes. They build many Active Adult Communities called Valencia Lakes around the state. My mom just moved into Valerncia Lakes in southern Hillsborough County, all new constrcution, she loves it.

I am looking for either an adult community or 55 and over with golf. I see On Top Of The World has a land lease. Does that go with monthly fee? They have no garages or car ports? I love the free golf & am really looking for a condo, townhouse, or villa in the tampa, Clearwater, Palm Harbor area with amenities like On Top Of The World & golf. Don't like the land lease idea. Any help would be greatly appreciated. I am not sure you can have a golf cart at OTW either?
