We have been renting for a few months in land O Lakes and are planning to buy within the next 2 months. I am mostly concernced with Schools..middle and High. According to my research Lutz (martinez and sickles/steinbrenner) and Fishhawk Ranch have the best schools. We moved from jupiter, FL. Husband works on Bruce B Downs & 75. I have not ventured too much to South Tampa. Is South Tampa overrated? On paper, the schools did not look that great to me. I am concerned with the commute from Fishhawk. IT is 25 miles from work and Lutz is 20, but a couple of posts commented on the traffic getting out of Fishhawk to 75. In Lutz we are looking at Cheval and Heritage Harbor. Any thoughts or input would be appreciated.

In a nutshell yes South Tampa is well overpriced I guess is a better word than overated. You will get more for your money out in Fishhawk or Lutz, however, socially South Tampa probably has the upper hand. If your husbands commute is an issue then it would be an easier commute from Fishawk up 75 to B.B.Downs. From Lutz, the commute is a little more traffic dense out to the area you listed but still loads better than making it from South Tampa. Sorry I can't offer an opinion on the schools as my daughter goes to a private school so I haven't researched the public schools in either area.

We are also considering both areas. The road out to Fishhawk is being widened so that should help in another year. I just spent an entire day touring fishhawk and another looking at Lutz. I like the other subdivisions closer to 41 (which also get you into Steinbrenner high). Those have lower HOA fees and not quite as cookie cutter. check out the Manor at Crystal Lakes - several homes for sale there not cookie cutter and half the HOA fees as Heritage. I am also considering Palm Harbor (liner commute) but the high school there is IB, taxes are Pinellas which are less than half of Hillsborough. Schools are better. South Tampa is great but the taxes and insurance will kill you. I really really wnat to be there but just can't justify the $200k++ more I would spend on a home to live there.
Fishhawk is an AMAZING community - it's just a little too far for me (I drive all over to see clients and half of them are in St Pete). Good luck! Let me know if you need websites as additional sources - I know them all by now!

Does Fishhawk allow pets in their rentals? Is it a gated community or is this the name of a city?
