I recently was at this community and it looks really nice but I was wondering if I could get some more info on this community from people who have lived there or have experience with this community, and how the CDD and HOA are?

Any opinions are welcome...

I know several people who live in there. I don't know the fees, but I can ask for you. It is an older community. The homes were built in the mid 80's. Traffic is difficult around rush hour. Right now they are doing work, as you probably already know, on Bruce B. Downs. It is going to take a long time before it is all done. Right across Hunter's Green, they are planning to build a community theatre.

Is there any other specific information you want me to ask my friends who live in Hunter's Green?

Thanks so much. I would like to know more about the CDD and HOA fees and how the HOA is handled...some are very well run and others a like a mess..

She just emailed me. I asked her what are her CDD and HOA fees are.

This is her response back to me:
"I think Hunter's Green is like Tampa Palms in that we don't pay for the country club unless you actually join it . It's not bad - I don't remember exactly, something like $1,500 a year for both the subdivision of Fox Chase and the overall HG."

To me, $1,500 seems steep and not to have a club house as well.

I can ask my other friend who lives in another section of Hunter's Green.

Here is more of what my friend in Hunter's Green wrote back to me (I haven't heard back from friend number 2):

"Our streets are privately owned, so the money pays for the streets, lights, landscaping, common areas and the gates at the 3 entrances, with guards at 2 entrances. The common areas do not include a pool (but I don't know of any home in HG without one!) but does include tennis and basketball courts, children's playground and a building with offices and a meeting room. I think there may be more - but I don't use it, much at all."

Did they mention if the CDD and HOA are together $ 1500? We pay for Seven Oaks like $ 1500 + $ 60 HOA but that is for the non gated sub communities...the gated pay more due to what you described with private roads and gate maintenance.

It seems like it is in combo. She also mentioned that other local communities like Arbor Green and Cory Lakes are $1,000 a month!

I live in Tampa Palms, and we only pay $200 a year! That pays for the streets, landscaping, pool, playgrounds, and tennis courts. I will let you know what my other friend says about Hunter's Green, if it is much different.
