It was once a great regional mall (it still is the largest), but after a few years of decline and increasing crime, it's now the "ghetto mall." Nevermind the fact that managment has turned the place around and just finished an extensive renovation; in the public's eyes, it's still a dated, fading shopping center.
The diffrence between a mall and a urban area is that the mall can easely be torn down and a new mall is built in another area.

You cannot tear down the urban city

But you can tear down BayWalk. From what I understand, unlike Centro Ybor in Tampa, BayWalk was constructed completely from new buildings and didn't use any preexisting historical buildings.

I don't hang out there enough to know just how dire the situation is. It may be rescuable, but probably not. There's always talk that the place is bankrupt or that the owner is trying to sell it off. I don't think anybody really knows, which doesn't really help in the long run.

the only thing that can rescue these places is bankruptcy. in bankruptcy, the place will be auctioned off to the highest bidder and the price paid will be in line with what the new owner can expect to get in rent.

yawn. i guess you're one of those people who criticise your doctor if the diagnisis wasn't to your liking.

dr: "you have cancer"

you: "doctor, you're just being negative!"

i merely diagnosed the problem which, in st pete's case, is that the rentals are too high. if you take the time to actually think and scratch beneath the surface of what i said, you'll understand that what i said is actually very positive thinking. if i said that NOTHING could rescue downtown st pete and that it was destined to deteriorate further and turn into a ghost town, that would be negative thinking.

what i suggested is that under current circumstances, it is very unlikely that rental prices would become affordable enough to ensure that all those stores are filled which would encourage more activity. bankruptcy and the resulting liquidation would invariably solve that problem. i'm pretty sure that you knew that and were just acting dumb for argument sake?

In regards to the "Tampa Bay Recession":

Let's just say there was a story on the news yesterday(forgot which news station, sorry) that there was a new burger restaurant(?)/fast food chain(?) opening, and they were hiring for some 25 jobs. The sad part? There were over 500 applications.

BayWalk is a failure because of the hoodlums that frequent there at night. Have you ever been there to see a movie on a Friday night? Good luck seing the movie with the hoodrats in the theatre. Nobody wants to go to BayWalk and deal with trash. People that have money will just spend it elsewhere. The St Pete Police Department needs to get a handle on things before it spreads further...It's sad that they don't want to offend the South St pete community, so businesses will continue to close, one after the other, then they will have a real mess on their hands.

I believe you are correct ^^^. I watched the special on St. Pete on WUSF last night and they touched on that, just a hint but watching the video I could clearly see the problem. St. Pete could be such a fabulous place, but they need to deal with the above issues and the huge homeless population there that hangs out near downtown.

in my experience it has always been the other way around. areas with thriving evening entertainment being brought to their knees by overzealous policing
