what areas would you say get the highest dollars per sq ft in the metro region?
What areas are considered cheapest?

Which would you consider to be underpriced, (or a better bargain)?
How's the spring market going so far? How's the inventory? Which market is hottest? Sub 200k? 200-300k? I doubt it's the 300k-nosebleed prices...

As a buyer, I just started my search into TN..so I made a few calls to get the tone of the market in some areas..of course agents are the LAST ones to ask ..ya know it's always raining house contracts where they live...

for instance,I heard houses are flying off the market in Nashville ( somethin' to do with that dang new TV show...everybody wants to move next door to Nicole Kidman I guess) Outside of Nashville, not so crazy but stable.

And I had an agent in Memphis tell me that if you see a house online today, chances are it will be sold by the time you git yer butt down here and buy buy buy...and never mind about that silly old school issue in Germantown or crime in the city or our ridiculous taxes!!

Then I checked out Johnson City and Kingsport and Bristol ..yikes --the house prices there are expensive!!!!
What's that all about? It's not like you're getting a ton of services or WHole Foods, Trader Joes type shopping...is it the mountain air or the ????

Where's the biggest bang for your buck these days anyway? With ample inventory so you don't have to go chasing or bidding up a house?

2013 is a very tricky market for buyers...

Yes, housing there is generally very affordable. OP must be looking for "bargains?"

Maybe the rural areas...for towns/cities, the Tri Cities aren't expensive at all.

Tri- cities also has more to offer/ more convenient than most places in middle TN, Cookeville being an exception. If you want east TN at rural prices maybe places like Greeneville, Rogersville, Erwin, Unicoi, etc.
There must be more to what you want than housing prices though, you don't have preference for one area over another?
