Hello,

We are currently looking to move around the Nashville area and I really need to talk with a good agent. We are renting in FL but have recently forclosed (like the rest of the state) on my house in MI. We really want to move but we are worried we may not be able to rent a house with all of this going on. We only have till March till our lease is up here. The house was just in my name but my credit was better then my husbands and although his isnt terrible Im assuming they will check us both out. We have no problem paying our rent now (now that we dont have two house payments) and we pay our bills on time. Do we have a chance at this move??? Im worried we will find a job and then have no where to live and an apartment is not what we want, we have a small child and need the space. If you know anyone that could give us some in sight that would be great. Thank you so much for reading this.

Hi cooperri,

I'm really sorry for your troubles. It is so sad when someone loses a home. The real estate market has really hurt a lot of people. As for renting an apt or house, can your husband qualify without your income? If he just rents the house or apt, they don't need to check you both out. They only do that if both incomes are needed. He can just put the lease in his name. If you rent a private house, income qualification does not apply anyway. It does however in most apts. They want you to make 2.5 times the monthly rent in some cases. Check Craigslist for a private rental. They still may do a credit check. I don't think a realtor can help you. Most of the time, the owner just handles renting out his property. I know up north realtors handle these things, but that doesn't happen much here in private rentals. The only thing you can do is try calling a few homes on craigslist and give it a try. I can tell you most apt complexes require you to be employed locally before they will even think about renting an apt to you.
