In 2019 I bought 2 Residential lots of 1.35 acre each, due to HOA fees starting and very expensive I would like to combine them into 1 asap.
- Any advice or company I can reach out to find the cost and what all is needed.
- Plan to build a house in 3-4 yrs and not to sell any portion in the future, so do not have to worry about borders when getting a bldg permit.
- someone mentioned $1200 plus (fees do not include any submittal, review, or recording fees that the County may charge, which is billed separately).
- the current land has been cleared in a 20 degree slope, 10 trees, posts at each corner marking the territory when I bought the land. No survey was done at that time just walked the land

Open up yellow pages and look up a surveyor. However, you'll need to read through the HOA docs and look for any restrictions or prohibitions on the re-platting of property within development. There can also be restrictions recorded on the plat itself, but those generally expire after 20 or 30 years unless the HOA or developer actively extend them. Your surveyor should be able to look up all of that.

As for cost, you'll need to pay your surveyor. I'm not sure what their going rate is in Monroe County, but it can generally run $800+ for a survey plus re-platting. In addition to the surveyor, you'll also have to pay fees (application/review) to the Monroe County Planning Department: https://www.monroeplanning.com/ . And then pay the recording fee at the register of deeds: https://monroetn.com/monroe-county-register-of-deeds/ . From my experience in Middle & West TN, your surveyor will take care of those and roll them into the cost of their service, so for example, if the planning department review fee is $250 and the plat recording fee is $50 and the surveyor charges $800, then you'll pay the surveyor $1100. I would reach out to the planning department and they should be able to breakdown all of the fees and the review process.

I appreciate the detailed info., very helpful. Here are some details that may help others.
Called Monroe planning and they charge $17 for the recording and takes about 1 wk. Boundary survey recd. quote from 1200, 850, $717. This cost includes survey, plat plan, and registering.
