I know so little about the subject I hope this isn't too much of an opened end question. If it is, my apologies.

Can anybody give me a rough idea on what a homeowners policy costs in E. TN?

Thumbs up $335 / year

Travelers seems to be best quote last year, $335 per one full year new house.
Also vehicle better than 6 year prior company no claims.

That is a GREAT rate Split! In what I do (no, not a Realtor hahahhaha) I have seen A LOT of homeowners policy declaration pages......The average I have seen for about a 125k house, no flood zone (only a few of those around) for a year is about $500.00
Just a note on this, in the past few years, more and more insurance companies now pull your credit and your premiums are based on that as well, so be careful when you shop for rates, don't let them all pull your credit.

MB, do you mean that if you have a great credit score, they charge you more? If so, that's like getting punished for being a good customer.

No, Less! I am sorry if I wasn't clear on that. The better the score, the better rate you will get. If the score is to bad, they won't cover you at all. All insurance companies, from what I understand are starting to adopt this policy.
