Anybody give me some insight into Novice? I have two lots on 2nd St. that I bought a couple of years ago on ebay. Any info would be greatly appreciated.
Thanks.

Which Novice, TX? There are two. One is about 35 miles south of Abilene in Coleman County, kinda where central TX meets the panhandle. The other is about 120 miles northeast of Dallas in Lamar County on the Oklahoma border.

There appears to be a 2nd street in the Novice near Abilene, with ZIP code 795xx. You can find info on your property and others in the County Assessor's data, which is searchable at www.txcountydata.com . I did find a single owner of two properties on 2nd Street, with a third property owner with the same last name.

Info on Coleman Co is here: Coleman County - County Data

Moderator cut: link removed says Novice has median household income of about 70% of the national average, elevation 1988 ft (that's high for TX), and Y2K population of 142.

There's a brief Wikipedia article as well.

My gut feel and a reading of the map says that Novice is out in the middle of BFE with not much going for it unless you count a 35-mile commute to Abilene, which is a dubious benefit.

On the other hand, if you happen to have secured mineral rights with your lots, you might be in luck.

I have lived in Coleman County for the past 12 years. I went to Novice ISD and I still go there quite a lot. Most of my in-laws live in Novice. Its a teeny tiny town but it does have some very friendly people. Its that kind of town where when you sneeze everyone knows before you are even finished wiping your nose. Novice will be celebrating their 100 year birthday this year. July 4 we will hold our 3rd annual firework show.

That's a nice part of the world....don't know about the town specifically, but that part of Texas is very livable. I do know about the other Novice, tho.....but they don't have streets or blocks so I knew it wasn't that one.

Can you fill us in on how you bought the lots on Ebay? What did the transaction entai? What kinds of prices were involved? Are they serviced or zoned building lots?

I have had friends live there and commute to Abilene (where I live). There aren't a lot of new homes for rent, and they had to put mobile homes in the city. Those two lots might be rentable for mobile home owners.
