Hello! We may be moving to the Mansfield area (from out of state) shortly. We need at least 2 bedrooms, and that allows large dogs and cats. We also have a 4-year-old son, so a family oriented area would be great.

We're on a tight budget, but NEED to be in a safe, preferably quieter area. I've found some very inexpensive 2 bedroom apartments, but when I look up reviews, there is a lot about the places being unsafe (Wimbledon Oaks, Sutter Creek, Silverbrook). I'm looking for suggestions for safe, family-friendly, decent areas, as cheap as possible.

did you look those addresses up on a crime map? What is you budget?

No I didn't. Can you tell me the website for that? We'd like to stay under $900, but the ones I found were $600-$700, which would be perfect!

I've owned 4 properties in that area; two in Mansfield and two in Arlington. I would feel totally safe in zip codes 75063 or 76017....anything WEST of Cooper/FM157 (same street, 2 names) is a better location. Wimbleton is a nice area but I am not familiar with apartments in that sector. Here's a couple of rentals I found listed in SW Arlington (unfortunately east of Cooper, so not as great a location but not bad, I know that area) that would be conveniet to Mansfield:

Those two houses look great! We live in a house now, and thought we'd have to be downsizing to an apartment - but the houses are about the same price as small apartments. I guess I will be looking for houses to rent instead =) Thank you so much!

Do you have any other suggestions for a newcomer to the area? Do houses have basements in general? Thanks again!

Another option is Kennedale. Mansfield would be best b/c highly rated schools and proximity to your husband's job. Just keep watching for rentals there. Since your child will likely be starting kindergarten at your new location, check out the elementary schools too. However, most of the elementary schools in SW Arlington are fine.

Hi Squirl, which city would you recommend for a single mother with 2 boys, Mansfield or Grapevine? (Education and after school programs are the #1 priority)

Mansfield will probably be less expensive if you are leasing; the same if you are buying (because Mansfield has higher taxes even though the homes cost less than Grapevine.) Grapevine has more highly rated schools. But Mansfield has more new properties and is very family focused. Best place for you is the place that offers less commute to work. More commute means less time with Mom (who can get very grouchy in traffic!). There are great schools all over Dallas/Ft Worth. Best place is the place with the shortest commute.
