I BELIVE NACOGDOCHES BECAUSE THE CITY HAS IS REALLY CHANGING UP THE HOUSING AMMENITIES AND THE UNIVERSITY IS REALLY GROWING WITH MORE DORMS AND A GUY FORM NYC IS BUILDING SOME APARTMENTS ON NORTH PEARL BEHIND THE OLD HAYTER HOUSE THAT WILL BE 4 STORY WITH PARKING GARAGE WHICH WILL BE READY 2012 AUGUST. THE CITY IS ALSO BUILDING ABOUT 5 OR 6 AT THE TIME BEING AN I DONT SEE THAT KIND OF GROWTH GOING ON IN LUFKIN BESIDE THE RETAIL THAT HAS CAME WHICH THE GROWTH HAVE HAULTED.THE CITY AND IS WORKING ON A PROJECT ON N UNIVERISIY DR WHICH WILL BE A 50 MILLION DOLLAR INVESTMENT, IT WILL BE A RETIREMENT FACILITY THAT WILL BE THREE STORY WITH UNDERGROUND PARKING GARAGE AND DOCTORS,RESTURANTS,BANKS ON A STRIP THERE CREATING 300 JOBS AND EXPANDING THROUGH THE YEARS TO MORE JOBS. AN TWO STRIPS CENTERS ON PLANNED ONE NEAR THAT FACITILY BEING BUILT ON N UNIVERSITY AND ANOTHER CALL SOUTH SIDE SHOPPING CENTER ON SOUTH ST. WHICH WILL BRING STORES LIKE SAMS, TARGET SUPER CENTER, OLD NAVY AND ETC ............

I forgot to say the freeway expanding on south st from spradley to hwy 7 west with frontage road added and over passes added and more lanes on the main lanes which is a 68 million dollar investment bt txdot will be through by early 2014

Not to be negative, but I don't think either will grow by much over the forseeable future. There's no reason to expect it, unless someone has a crystal ball, and sees a major corporation or two moving there to make a big impact.

Lufkin is my hometown although I have not lived in east Texas for over forty years. My guess is that Nacogdoches will far surpass Lufkin's growth in the future.

They are but Nacogdoches is growing at a fast rate an is totally different from any other east texas city.The sources for the freeway is on txdot.com and under the lufkin/nacogdoches district constructions.
