Hi wanted help with where to live in the area of beaumont lumberton. Doesn't have to be those towns. But a good safe nice town. Not to fare from nederland or beaumont. School and work are there.

IMO Silsbey is nicer than Lumberton. Depending on your income level there areas in north/northwest Beaumont that are very nice and certainly quite safe.

Nederland or Pt Neches are an easy drive to Beaumont. Better schools, less to worry about. Further out is Bridge City, although they did get hit bad by Ike, it is still a desirable, safe community. Same goes for Orangefield. That would be about a 1/2 hour commute to Beaumont over a big bridge, though.

Lumberton is probably the fastest growing city in the Golden Triangle area, and while there are some nice homes there, the traffic is heavy through the main living areas there on Hyway 69. Nederland also has some good prices and decent neighborhoods, the schools there are also fairly decent with few issues (unlike Port Arthur, where gangs are extremely active.)

Beaumont's West end area, East of Major, north of College, and west of I-10, has many nice neighborhoods, and is close to shopping, dining, etc. Beaumont schools leave a lot to be desired though.

Bridge City WAS a nice community, before 9/2008, when Ike washed out the majority of homes there (mine was one of them). They're still recovering, and I'd advised not buying there for a few years. Many homes were re-built after Ike due to flood/water damage, some too quickly before well dryed.

If I were to return to the area, I'd search the area north of Beaumont, maybe Lumberton\Silsebee, or Sour Lake, west of Beaumont. Good luck with your search.

Oh yes, I forgot about Sour Lake, which used to be a rather posh area, despite the awful name. I only lived in Beaumont a little over a year back in the mid-1980s (and I see I misspelled Silsbee).

I have a good friend who lives in western Beaumont...if I recall correctly, he looked at Lumberton, but said it literally stunk...as in there was an odor in the air...

So he ended up over off of 105 and Major...

Lumberton -as the name implies - is the local center for lumber mills, and I think, paper production. It does indeed have a very foul odor (makes stockyards smell good by comparison). The fact is, the Beaumont-Orange-Port Arthur triangle is fairly stinky as a whole, due to the oil refineries in PA and the timber mills in Lumberton and I don't know what else. You can't believe how quickly silver tarnishes in Beaumont, due to all the sulphur in the air.
