Raw land with timber here is less than $4K/ac.. This is probably the most productive timberland in Texas(I am along US Hwy 190 east of US 59). Want a larger than 10ac. tract and the cost per acre can easily go below $3K. I have never seen even mature timber land prices > 5K/ac.. This is especially true since timber prices are way down (since 2007).
