RIP the notion the Dallas is the best shopping center in Texas.
Ahem . . . people are naive in their understanding of the relationship between both the Dallas -Fort Worth area and the Houston area markets and how it will always be the first of the two who plays a larger more central role. In fact, from here on out, not only will the city of Dallas continue its lead over Houston concerning the sizes of the retail and wholesale industries based in each, but the much smaller city is going to expand exponentially over the much larger one.
It simply has to.
Even when comparing the city of Dallas to the much larger retail markets of Los Angeles and New York City, in the future, the smaller city is going to be the one whose market will be experiencing incredible exponential growth.
I mention the city of Dallas rather than that of the whole Dallas - Fort Worth area because the retail and wholesale industries are positioned mostly in that larger city located on the east side. As malls are built in the Dallas - Fort Worth area for the purpose of serving a vast region, the much smaller market of Houston builds malls more for the purpose of serving its own local population.
This is why the urban retail within the city of Dallas tends to be a lot healthier in comparison to the same in Houston.
An anomaly has happened recently between the two metropolitan areas as the economy of the city of Houston has boomed more because of its huge energy industry while the economy of the city of Dallas has suffered more along with the cities that surround it. Simply put, for a lengthy duration, people from the surrounding cities were deciding to stay home rather than travel to shop in Dallas.
But the economies of these cities within the Dallas Market have since recovered to the extent that the capital cities of both Oklahoma City and Austin often compete back and forth in having the very best economy in the nation.
As a result of this economic improvement in the surrounding Dallas - Fort Worth market, expect the city of Dallas to recover quickly, to reassert itself as the luxury and upscale mecca of the south, and to, once again, leave the Houston area behind in the dust.

I have no bias toward either city since I live in San Francisco, but I find the texas luxury market to be quite interesting.
Also everyone keeps posting about how Dallas lost stores yet no one is saying how Houston lost Christian Dior this year at the Galleria.

I'm not understanding why this is funny. Currently, Bloomingdale's only presence in Texas are two outlet stores in Dallas. They clearly prefer this market over Houston, where they have no presence at all.

It's funny because Bloomingdale's closed a gigantic full-line store because there is not enough $$$ in the Dallas market to sustain it. They instead felt pity on Dallas and left you with outlets, so Dallas could hopefully afford the cheap, distressed knock-off goods at the outlets. Let's hope they don't close too. Its not about preferring Dallas, but trying to hold on to at least a piece of market share, albeit with distressed tacky cheap outlet goods.
FYI - Bloomingdale's is scouting about Houston for a new flagship store, while they left Dallas with outhouses...I mean outlets. LOL.

Christian Dior Houston had to relinquish their lease at the Galleria in a deal that is relocating them to River Oaks District.

Dallas' hype and fluff isn't fooling anyone anymore. The CEO of Prada (which is not in Dallas) said it best:
