It looks like my family could be relocating to the Beaumont area. Our priorities are finding an area that has great schools (more specifics below), ease of a commute to the Beaumont Airport or IAH (Husband will have the option to fly out of either for his work) and medical care.

We have a 5 year old with some special needs so looking for a school system that has a great a Special Ed Department and does what is best for the child versus what is easy for them. We have been spoiled with this in our current location as our daughter has been attending public schools since 3 years old to help her developmental disability and the school goes above and beyond for her. Her needs are more physical in nature but as she enters Kindergarten I don't want a stigma put on her.

I will work near College St and S 11th and as I stated my husband will fly out weekly from either IAH or BMT.

Only other item is my daughter does see numerous specialist so close proximity to medical care (possibly having to drive to Houston for certain specialties) would be nice but not to out way the other two items above.

We want at minimum a community (subdivision) with a pool and playground; home with a pool is ideal.
Our price range is up to $150,000 - $275,000; ideal 3/2.5 with a min 2000 sq ft.
We are happy with a new community as well as an established neighborhood. What is important is, Family Friendly, neighbors know each other.
Close to shopping and restaurants.

Previously we lived 25 miles outside of a city and it was a pain to drive in town for a decent meal or mall.
We also don't want to be in a subdivision where the homes are way above ours we prefer people in our same socioeconomic range (please don't misinterpret this ... ethnicity has nothing to do with it).

Any information on specific Cities, Subdivisions, and Schools is greatly appreciated.
I have read most of the information on here regarding Beaumont but it seems general in nature...I would like as specific information as possible.

Nederland, Mid-County. You are close to a Mall and lots of big box stores and restaurants. Short drive to Beaumont. Real close to the airport in Jefferson County, although the airport may not make it ($$$). Still not real far to Houston, or even Lake Charles airports. Several hospitals in the area so it's likely you can find all the specialists in that area.

Beaumont public schools don't have a great reputation. The private school in Beaumont is supposed to be really good, however. That being said, you can find what you want in Nederland or Port Neches-Groves. Most people in the area are going to be friendly. Not everyone, but most. That's just how it is.

Nederland/Pt. Neches area might be best. Perhaps Lumberton which is not far from Beaumont.

My vote is for Nederland as well. I worked in that area although for a short time. It's not far from Beaumont which is where I was living at the time.

I do not have specifics, but I have some general ideas.

While Lumberton is a little nicer and newer than Mid-County, Mid-County will be much more convenient for you, and if you happen to change jobs, there will be many more almost in a circle around you. In the chance that you end up changing jobs, the commute from Lumberton to a new job could be quite burdensome.

The windstorm insurance will be higher in Mid County than in Lumberton, maybe quite a bit more.

Buy flood insurance if offered. If it is cheap, great, you probably do not need it, but sure makes sleeping easier. If you are required to buy it, buy as much as you can.

Your husband will find the flights from Mid County will be just unreliable enough that he will drive to IAH.

I have a co-worker that has a wife who is a real estate agent. If you want the name, email me off line.

While Mid-County is aging and the schools are not as good as they used to be, the living is easy there. Commuting from a long way makes life difficult.

The house does not have to be in Nederland or Port-Neches to be in a good school district. A house can be in Port Arthur and be in the Nederland school district. Do not dismiss a home out of hand due to the address.

Also a even though the PNG school district is Port Neches - Groves, not all the houses in Groves are in the PNG school district. Although I do not suspect that the house you are looking for will be in Groves.

As the area has grown, and is still growing, you might consider Fannett, although I do not recommend it, simply because I do not know the current situation.

If you decide you need to live in Orange County (Not likely from the list of desires you posted) l can have better information.

What are names of specific subdivisions we should take a look at? We are making a visit next weekend to take a look around.

Here are 11 listings. Ignore the ones with PAISD schools. I ran a search for community pools and singe family homes. I came up empty. However you might try condos or multi-family homes for a community pool. Patio homes with a community pool would provide less maintenance. Also when I put an age restriction of ten years on the homes I came up empty.

An older home may be very expensive to heat and cool, or not, be sure and ask for utility bills. If you can find a home that has been taken care of and carefully updated it may be better to pay a premium for it rather than attempt to update one.

The last time I talked to my builder friend he was asking 124 a square foot for his new spec homes. (Orange county) you might be able to get a new energy efficient home in mid county in the 275000 range with energy upgrades and a pool in your size and price range.
