I personally don't think its a good thing per se, but it is a good thing to have a broader range of choices. Granted you can find pretty much anything in Dallas that you can find in Houston, but it may be a bit more difficult on the higher and lower ranges.

Having high rents is not a good thing. Having a range is a good thing.

Having either mainly low income, it mainly high income areas are unhealthy.

You need a mix.


In the end though neither comes close to being as expensive as SF or NY

Do yall think Houston is going to become known as an "expensive" place to live in the future? I ask this because I keep reading things about rising COL aside from apartment renting.

No, it's not outside of trendy areas and small enclaves for the wealthy. It's way too large and the density is too low. When the average density is above 2X what is now (about 6-7000) people per sq mile, then the COL will begin going up, but that's probably 30+ years out.

Default Houston Is Getting More Expensive

What we see happening before our eyes is Houston getting way more expensive as it continues to super-boom.

By design ITL (Inside The Loop 610) is becoming very expensive...a Texas version of Boston/SF/DC (proper)...for the very wealthy and rich.

OTL (Outside The Loop), between 610 and The Beltway 8 contains everything from hood to middle-class to upper middle-class to filthy rich (especially the Memorial area).

Beyond Beltway 8 are Houston's affluent wealthy suburbs: The Woodlands, Clear Lake/Bay Area, Katy, Kingwood, Sugar Land, etc...and they are all getting bigger and yes more expensive.

In the last ten years I have been taking note of these things.

West of 288/59 in the loop had gotten super expensive.
Within the beltway west of 288/45 in the beltway outside the loop used to he super cheap, now prices have doubled and tripped. Used to be able to get s goid good sized one bedroom in the galleria for 400, now its over 1000.

Would not say it is in pockets. Half the city has gotten expensive. The entire west half of the loop, plus chucks in the east, plus the near north, the northwest, uptown/galleria, parts of the south west, and west past the beltway.

Mean, there are still cheap spots like greenspoint or the deep southwest, but all these areas are about 15 miles from downtown. Getting an apartment for under 600 in the beltway nowadays is a chore.

Yes, Houston is getting mire expensive, but no where near as expensive as Boston, sf, dc. You pay 1000 fire an apartment here but that is for a good sized place. In those cities places are so tiny
