Agreed. Neiman Marcus has 4 stores in the area of its hometown (Downtown, Willow Bend, Northpark, Clearfork), one of which competes as the highest sales grossing store of the retailer. Meanwhile all other Texas metros with a NM (San Antonio, Austin, Houston) only have one store.

And with other Dallas locals such as Forty Five Ten and Stanley Korshak the imports (Saks, Barney's, Bloomingdale's) couldn't gain the loyalty of the Dallas people. There are rumors that Bloomingdale's is looking to make a return but with their more recent smaller and higher tech stores it might do well with the right mix of designers.

Pirch, California-based mega high end appliance and “try before you buy” plumbing showroom Pirch at NorthPark Center will be shutting its doors at the end of this month. Due to a massive corporate re-structuring, all six Pirch locations outside of California will close. The four California locations will remain open for business as usual with the full support of L. Catterton, their private equity firm, who seeded the company’s rapid expansion into ten other locations, four outside of the Golden state.

Miami has multiple Neimans in the metro area and still support its saks fifth ave stores.

Miami also is much larger tourist magnet compared to the more local/loyal shoppers in DFW to the hometown dept stores: Neiman Marcus, Stanley Korshak and Forty Five Ten which all do well.

They are two different markets. The fact that none of those dept stores are based out of Miami creates an environment where people aren't loyal to a local store. It's just like Nordstrom in Seattle (which I don't think has Saks either).

They pretty much just re-used the old Coach store and slapped a sign above the door. I'm wondering if that's what is going to be with Ruti and Akola because they are opening so quickly after being announced, there's barely any time for the build out of a new store.

I would agree, the store is probably waiting for a current tenant to move and then Cuyana will renovate. Northpark does this all the time, maybe Cuyana wanted to test the market before they invest in renovations. Ruti & Akola might be doing the same thing, or maybe Northpark is trying to fill vacant spaces as the holiday season approaches.
