I would say that Tyler needs to expand north broadway to a six corridor because it leads you to downtown where it is hustle and bustle follow by Nacogdoches which leads you to downtown hustle and bustle and a major Universty Stephen F.Austin and followed by Lufkin which has a pretty built retail district down that stretch.I am not saying retail isn't a problem for Tyler or Nac but not like Lufkin where most of the retail is.
