Castle Heights and Austin Avenue is the most historic area with the oldest houses. But there are other options.

All of the neighborhoods along the lake from MacArthur Dr to Ridgewood Country Club and Highway 6 are very nice.

The neighborhoods that abut the ravines between MacArthur and Hillcrest such as Chimney Ridge and Chimney Hill on the MacArthur side and Deerwood and Woodland on the Hillcrest side

There are nice neighborhoods in the Lake Air, Mountain View, Viking Hills neighborhoods and around Ridgewood Country Club and Fish Pond.

There is a cool neighborhood adjacent to Cameron Park along Cedar Crest with some beautiful houses. For example here is one for rent on airbnb: https://www.airbnb.com/rooms/685328

Finally there are lots of nice established neighborhoods in the older part of Woodway with large trees, especially along the lake.

And of course there are always new loft buildings going up downtown as both new construction or remodeled historic buildings if one wants the more urban feel. wacoloftliving.com - Loft living in Waco, Texas

I guess it kind of depends on the price range. But to say there are no nice neighborhoods in Waco is ridiculous

Several of the areas you mentioned are barely Waco. Ridgewood Country Club is virtually Woodway. Viking Hills area even falls partly into the 76712 zip, as far as I understand.

The airbnb place you linked is certainly very nice. However, that's not typical of that area. Use Googlemaps to look at that street and it won't take you long to figure that the place you linked is an outlier. Not only that, but Cameron Park is a great place - in the daylight. Who would want to be in the area after dark?

I commend you for trying to see the positives in Waco, that is great. You have to do that when you live in a place. But I think you should be careful not to mislead others who are choosing between Waco and elsewhere. Some places are inherently desirable. Waco is not a desirable place. It's a place where you make the best of what it is.
