I suppose Huntsville, as well?

As stated above, greener and better cropland east or I-35 (more accurately, east of the Balcones fault, I suppose).

If you want hills, you will have to stay off the coastal plain.

From the map above, that is approximately a line from the bottom of the number '5', arcing up to the number '4', more or less. 50 or so miles on either side of that line may meet your terrain/climate requirements.

Just read through some more of the thread, and would add that your requirement of 'hills' can significantly add to your cost, depending on what you call a hill. My parents had a small 'ranch' (25 acres) 20 miles north of Fredericksburd in some beautiful hills. When they sold it, the ag land was valued at somewhere around 14k per acre. Granted, it was somewhat improved for hay and sheep, but not good for much else crop-wise. If you just look at listings of land, you will see cheaper tracts of land (per acre) out there, but when you go to look at them, they have a very high percentage of completely rocky terrain unsuitable for building, growing, or even ranching (MAYBE some goats would work).

Spend a few days driving around the area between Austin and Houston, and the Hill Country too. Bring a GPS and mark on it the locations that you like. Also take pictures.

Those are great ideas, all of which we did implement the last time we were in north, east and southernTexas (1 & 2 years ago).

Problem was, our GPS met it’s demise several months later. Unfortunately, we didn’t log them all on paper. I know…..bad Debbie! :
