I'm looking at investing in Texas and have decided to start in the Houston area. looking at a mix of properties, Condos and homes. Maybe there are other areas that you feel would be a better bet. So I'm interested in your opinions.

You may want to check Dallas too. I am personally not familiar with how real estate is doing in Houston, but in Dallas, it's pretty good and steady. The rental market is doing well too. There are lots of good deals up for grabs, some of them with tenants in place too.

I will check it out, Being out of state makes it interesting buying property...A good exscuse for a business trip eh!...It seems to me that you have affordable properties with good returns which is almost impossible to find where I live...

Default Investing in Texas

Several investors have been pouring in their investment dollars in Texas. The reason being is that the prices still makes sense vis a vis the cash returns. Theres a bigger chance of positive cash flow with the same downpayment as compared to other states. If you can, I would look into multi-unit apartment buildings. Look at cap rates between 8 and 10. You can either search in LoopNet - #1 in Commercial Real Estate Online or Commercial Real Estate Information - Property For Sale, For Lease & Verified Sales Comparables – CoStar Group.

Real estate is in a declining bear market, and it's not going to end for at least two more years. Now is not the time to buy. Wait until all the foreclosures get listed, and then catch the bottom in at least a couple of years. Texas is not immune to this problem, although the damages will be much less severe here than the former hot markets outside of Texas. You're best off waiting while investing in silver or other bullion for now, as that's where the strong bull market and hot retail demand is.

You have to be more specific about your goals to get any valid advice from these forums. Depending on what the goals are, it may be a terrible time to invest or a great time.

Also, do you have any experience with investment properties? What are your expectations? What has made you decide to look at Houston?
