I'm not really seeing much in the way of growth. More just old stuff is being replaced with new stuff. I'm sure every town/city is updating from what they used to look like in the 80s/90s.

Yes you are right Nacogdoches has alot of new stuff and alot of the new retail development consist away from the US 59 highway.Nacogdoches inner city is jumping and it would have shock you to see how city it looks with highly dense areas around the city.Driving through Nacogdoches is really different from any other city in east Texas because the city really looks of a city around 100,000 people.

You should have drove through the city of Nacogdoches and have seen how there are so many hills and tons of bicycling/walking pedestrian on the scene.Going up town they have put a new build board up that say ''This is not Austin this Nacogdoches so hate or love it''.Nacogdoches has 14 clubs and tons of bars and the city has wonderful nightlife.Nacogdoches is really the Austin of east Texas just beautiful and a wonderful place to live.

You don't make any sense because cities like Houston,Nacogdoches,Beaumont,waco etc...... have change from the 80's or 90's so what was your point?

Woah... A city of 100,000? It reminds me of Angleton, TX, a city of about 20k, but with a university. I'm glad you are excited about the progress your city is making. I just think you are being a little too over enthusiastic and outspoken about it.. Dow Chemical Co is building a new office campus of almost 1 million sq ft in Lake Jackson, the city I grew up in, millions have recently been poured into renovating downtown LJ, and there are multiple mixed use developments proposed around the city. But I'm not starting new threads about it every week..

That because it isn't a popular city in Texas and NACOGDOCHES AND LUFKIN are!

um.. by whose standards? they are about as popular as Paris, TX, sans the college.

Is Lufkin "popular"? I think it's a dump. Nacogdoches was pleasant enough, though. You can miss it if you blink driving through, but it's a reasonably attractive place.

I was born in Nacogdoches--lived there until I was 17. Yes, I could easily tell the difference. Nac always seemed to have more charm and attention to aesthetic detail. Lufkin reminds me of Huntsville.
