Hi everyone, I'm looking for a good area to be a landlord. Can anyone recommend a part of Texas where rental prices are more than 1% of the home value? (I.e. $1000 per month in rent for a $100,000 house)

Default You need to go for 2% plus

Don't shoot for 1% .that is a terrible return for rental properties. After subtracting Taxes, Insurance, repairs,YOUR TIME@ $50/HR,vacancies etc. you may not even beat the S&P 500 or a simple annuity.

If you get say 1.75-3%+ then you may be able to get ahead. Ask yourself this question> Why am i investing money? If the answer is to get the best possible return based on the risks involved then your doing well. If your answer is "because I like that neighborhood" or "This house is pretty" or "because this is closer to where I live" or "because I like Real Estate and get excited about it" then those are not good reasons.

Real Estate should be no different than any other investment. You invest to get a good return. PERIOD!
I try to get 2% a month in Texas and consider 2.5%+ a home run. I can't imagine how someone would fair getting only 1% a month.

Here is a secret: Shhhhhh! The best returns are in areas where most people are not investing.............. And you may not like where they are at.
